What drives UK tiling costs
Tiling is priced by m² with adjustments for tile size, pattern and substrate condition. A standard 15m² bathroom floor in mid-range porcelain typically lands £1,100–£1,800 fitted; a herringbone-laid natural stone hallway can pass £180/m² all-in. Wall tiling runs roughly 15% higher than floor per m² because of cutting, levelling and weight handling.
Labour rates and timing
Independent tilers charge £180–£280 per day or £30–£50/m² for labour on standard layouts. Mosaics and large-format tiles both increase time — tiny tiles slow grouting; very large tiles need two people and tile-levelling systems. Prep work (removing old tiles, levelling screed, priming) is rarely included in m² rates.
Hidden costs to plan for
Underfloor heating mats (£40–£80/m²), tanking in wet rooms (£25–£45/m²), specialist adhesives for porcelain (£15–£25/bag) and decoupling membrane on timber subfloors all add up. Always add 10–20% wastage to your tile order to cover cuts, breakages and future repairs.
