What drives UK roofing costs
Roofing in the UK is priced by area (m²), pitch and material, then loaded with scaffolding, access difficulty and any associated work such as fascias, soffits and chimneys. A standard pitched concrete-tile re-roof on a 3-bed semi (around 70m²) is typically £6,500–£11,000 all-in; a natural slate equivalent £10,000–£18,000.
Materials and lifespan
Concrete tiles last 40–60 years, clay tiles 60–100, natural slate 80–120, EPDM flat roofs 25–40 and felt 10–20. Higher upfront material cost almost always pays back when divided by lifespan — slate beats concrete tile on whole-life cost despite costing twice as much per m².
Scaffolding and hidden costs
Scaffolding is almost always required above single-storey and is rarely included in the headline £/m² rate — budget £800–£2,500 depending on height and duration. Add waste skip hire (£200–£400), replacement battens and felt (£8–£15/m²) and fascia/soffit renewal (£35–£70/m) where condition warrants.
